Which Buildings Are Affected?

In NSW, an important regulatory change took effect from 13 February 2026.

From this date, AS 1851—2012 became mandatory for applicable essential fire safety measures in new and existing Class 1b and Class 2 to Class 9 buildings, unless a relevant Performance Solution specifies another standard.

A building can also contain more than one classification where different parts of the building have different uses.

* The two air-control-damper groups are normally six-monthly and yearly. For certain dampers dedicated to fire-mode duty and exposed to corrosive exterior air, the frequency is increased to three-monthly.

** Fire and smoke curtains are normally six-monthly and yearly. Where a curtain deploys below 2.5 m from floor level, the area underneath should also be checked at least monthly for obstructions.
